SkyREM lands $150M credit facility to buy and reposition industrial property

What's the deal? SkyREMDealroom has a profile for this one. Try Dealroom →, a vertically integrated industrial real estate platform, has secured a fully committed $150 million credit facility to accelerate acquisitions of modern, mission-critical industrial properties across US markets. KeyBankDealroom has a profile for this one. Try Dealroom → led the facility as lead arranger and administrative agent, with Truist Bank providing an additional commitment. An accordion feature lets SkyREM increase total commitments to $300 million.

What's the endgame? The New York-based company owns roughly 30 properties and more than 12 million square feet across 20 industrial, logistics, and trade-gateway markets. It plans to target modern facilities with established tenants, pursuing individual assets, portfolios, build-to-suit deals, and structured financing.

Why now? SkyREM is pairing the new debt with a capital recycling strategy, selling selected assets and reinvesting the proceeds into higher-quality properties. It has closed four off-market acquisitions in recent months.

Why it matters. "We see a compelling opportunity to expand our industrial portfolio at a time when access to capital and certainty of execution are increasingly important," said founder Alex Dembitzer. The facility gives SkyREM more firepower to compete for deals as buyers deploy capital selectively.

What could go wrong? The industrial market is improving unevenly. Cushman & Wakefield reported Q3 US industrial absorption at its strongest since early 2023, with vacancy down to 6.8%, but other analyses still flag elevated availability in large warehouse segments.

The signal: Debt financing — not equity — is how established industrial owners are scaling into a selective market. SkyREM's value will hinge on where it buys and whether it can reposition assets at attractive prices.
