Trilogy lands $66.5M from TriPost to expand Sun Belt housing platform

What's the deal? Trilogy Investment CompanyDealroom has a profile for this one. Try Dealroom →, an Alpharetta, Georgia-based residential development and investment firm, has secured about $66.5 million in strategic capital from TriPost Capital PartnersDealroom has a profile for this one. Try Dealroom →, a New York real estate investment firm. The deal combines operating-company and balance-sheet capital, a programmatic commitment to future projects, and the recapitalisation of select existing Trilogy investments.

What's the endgame? Trilogy builds across housing types — build-to-rent, single-family, multifamily, and student housing — mainly in Sun Belt and Midwest markets. The money will fund expansion, new development, and more efficient capital deployment across a portfolio that now spans more than 3,290 lots and homes and a pipeline of roughly 12,000 units.

The firm reports preliminary assets under management of about $800 million, with more than 2,000 homes slated for construction in 2027 and 2028. Its largest deal to date is a joint venture for Solomon Farms, a 219-acre master-planned development in Statesboro, Georgia, with more than 1,200 planned units.

Why now? A central feature is TriPost's commitment to invest alongside Trilogy at the general partner level, giving it a steadier capital source instead of raising equity deal by deal. The commitment includes provisions for extensions in further tranches.

“This partnership will allow us to move more efficiently, pursue opportunities with greater certainty, and continue expanding our platform,” said Jason Joseph, chief executive officer and managing partner of Trilogy.

Founded in 2014, TriPost provides long-term capital to real estate operators across housing, logistics, and healthcare, and its platform funds have secured more than $1 billion in commitments since inception. “Residential housing and build-to-rent are sectors where we see long-term opportunity,” said co-founder and managing partner Brad Carroll, who said the firm first met Trilogy's team three years ago.

The signal: The investment sits in the middle of the pack by size, but it reflects a broader flow of institutional money into Sun Belt residential development. Continental PropertiesDealroom has a profile for this one. Try Dealroom → recently closed a $203 million fund for suburban multifamily projects, and a separate $1.2 billion fund is targeting the region — a sign that backers are betting on housing demand across the US South.
