Ambuja Neotia bets $284M on West Bengal hotels with IHCL
What's the deal? Real estate group Ambuja Neotia has committed US$366.7M to West Bengal's hospitality sector, deepening its partnership with Indian Hotels Company (IHCL). The investment spans IHCL brands across Kolkata, Raichak, Digha, Siliguri, Lataguri, Kalimpong and Darjeeling.
What's included? The commitment covers two newly launched hotels and a US$13.6M expansion of the Taj Chia Kutir Resort & Spa in Darjeeling, adding 28 keys and 15,000ft² of banqueting space.
The new brand: The partners unveiled AltAir House — IHCL SeleQtions, a design-led boutique concept launched under a franchise arrangement. The Kolkata property at Ecospace Business Park offers 42 rooms; the Siliguri hotel in Uttorayon Township adds 60 rooms, with banqueting for up to 1,200 guests.
The concept builds on AltAir in Kolkata's Salt Lake Sector V, which has operated for nearly a decade.
What's the endgame? Chairman Harshavardhan Neotia said Bengal offers "an extraordinary diversity of landscapes and cultural experiences, from its vibrant cities and riverfronts to its forests, tea gardens and the Himalayas." The investment, he said, "reflects our confidence in the region's tourism potential."
Why it matters: The alliance now spans more than 80 properties across India, including 55 resorts under the Tree of Life leisure brand. IHCL CEO Puneet Chhatwal called AltAir House "an ideal fit for the IHCL SeleQtions platform," marking "a new chapter in our journey."
What could go wrong? The announced total bundles opened hotels with projects still years from delivery, so the headline figure is a commitment, not operating capacity.
The signal: The bet tracks a wider shift toward hotel investment beyond India's major metros, with smaller cities drawing most of the capital. For IHCL — which reported 670 hotels in its portfolio and 280 in its pipeline — the deal extends a multi-destination play on Bengal's leisure and business travel markets.
