Stonepeak closes $2.53B deal for Chicago's parking meters
What's the deal? The $2.53 billion deal transfers the remaining 57 years of the city's parking-meter lease, covering more than 38,000 spaces, nearly 10,000 of them downtown.
Why now? The closing followed a Chicago City Council vote on September 29, 2026, which approved the transfer 46–3 after negotiating changes to the deal. Chicago will receive $75 million at closing, 5% of net income over the lease term, and 2% of any future sale.
What's the endgame? Stonepeak, an infrastructure investor with roughly $98 billion under management, plans to keep modernising the system alongside longtime operator LAZ ParkingDealroom has a profile for this one. What could go wrong? The concessions improve the city's return but do not unwind the original 2008 privatization, whose long-term restrictions remain in place. The lease stays one of Chicago's most scrutinised public assets.
"On-street parking is a critical component of Chicago's transportation network," said Rob Kupchak, head of core investing at Stonepeak. The firm is "committed to working hand-in-hand with all of its stakeholders to serve as a reliable operator."
CPM chief executive officer Dennis Pedrelli called the partnership "the optimal outcome for the City."
The signal: The completion is notable less as a routine infrastructure sale than as a politically sensitive transfer of a widely criticised asset — with the city's new proceeds earmarked for pension obligations.
