Amplius secures £160M NatWest facility to fund 1,000 homes a year

What's the deal? AmpliusDealroom has a profile for this one. Try Dealroom → has agreed £160 million in debt facilities with NatWest to support new affordable housing and upgrades to existing homes. The package is part of a broader £300 million deal in which Futures Housing Group also secured £140 million in refinancing.

What's inside the package? Amplius's facilities comprise a £75 million revolving credit facility, a £50 million Social Loan, and a £35 million retrofit facility provided through NatWest's partnership with the National Wealth FundDealroom has a profile for this one. Try Dealroom →.

What's the endgame? Amplius plans to use the funding to meet its target of 1,000 new homes a year while improving the energy efficiency of existing properties. "Our ambition is to deliver more affordable homes while continuing to invest in the quality and sustainability of our existing properties," said Yasmin Holley, chief finance director at Amplius.

By the numbers: The £160 million facility ranks among the larger housing-sector deals of its kind. Across both providers, £75 million is routed through NatWest Social Loans, blending development, refinancing, and investment in existing stock.

Why now? Amplius recently secured funding from five banks, pointing to active lender interest in its plans. The NatWest facility adds capacity rather than marking a standalone breakthrough.

The signal: The deal fits NatWest's wider push into social housing, backed by a £10 billion UK-sector funding ambition through 2028. Recent moves include £250 million arranged for Metropolitan Thames Valley Housing and a separate £250 million fund for Section 106 affordable-home purchases — a sign that lenders are backing both new supply and retrofit of existing homes.
