Azora closes €2.05B fund to invest across southern Europe
What's the deal? Spanish asset manager AzoraDealroom has a profile for this one. Try Dealroom → has closed Azora Southern Europe Opportunities III (SEO III), raising €2.05 billion to invest in real estate across Spain, Italy, Portugal, and Greece. With leverage, the fund gives Azora total investment firepower of more than €4.5 billion. It is the largest real estate fund raised to date for southern Europe.
The breakdown: SEO III gathered €1.6 billion in primary commitments — above its initial €1 billion target — plus €450 million in co-investments. The two-year fundraise drew nearly 30 institutional investors from 16 countries, according to PERE.
What's the endgame? The fund consolidates all of Azora's value-add strategies into a single vehicle, giving investors access to residential, logistics, urban asset conversions, and data centres. It also absorbs Azora European Hotel & Lodging II, the hotel fund launched in 2023.
The fine print: Registered with Spain's National Securities Market Commission (CNMV) in February 2025, SEO III targets a 15% net annualised return and is aimed at institutional investors and family offices. The fund has an eight-year life, extendable by one year, with per-deal leverage capped at 65% and aggregate leverage at 60%.
Why now? Azora plans to generate value by transforming underused or vacant urban assets into stable-income properties, focusing on sustainable offices, education, and healthcare. It will also pursue hotels, residential and flex-living projects, and large-scale data centres serving tech giants and artificial intelligence (AI) providers.

The signal: Founded in 2003 by Concha Osácar and Fernando Gumuzio, Azora now manages €16.9 billion in assets and employs more than 600 people across Europe and the US. The fund's size signals growing institutional appetite for southern European real estate, where urban conversions and data centre demand are reshaping the opportunity.
