PCCP closes largest-ever funds, raising $2.7B for equity vehicle

How big is this? Both funds mark PCCP's largest to date and exceeded their hard cap. Equity X jumped from $1.8 billion in its predecessor, and Credit XI rose from $1.7 billion in the prior fund.

What's the strategy? Both funds target US middle-market investments across four property sectors: residential for rent, industrial, retail, and office.

Why now? As of September 2026, PCCP had already deployed about half the capital in Equity X and over a third in Credit XI.

What's the edge? The firm runs its credit and equity businesses through one investment team and one investment committee. "They're very synergistic, so we believe we see a lot more deal flow than most," said William Lindsay, co-founder and senior managing partner.

The signal: PCCP's record raise — with both funds beating their caps — points to sustained investor appetite for combined credit and equity strategies in US commercial real estate.
