Stay With Us buys Horizon Stays, passes 200 properties in first deal

The context: Founded in 2023, Stay With Us employs around 15 people and manages properties from North Yorkshire to Northumberland, with a footprint now extending into the Lake District. It handles bookings, guests, maintenance, and daily operations for property owners.

Why it matters? Stay With Us has built a direct booking network, with about half of reservations now secured without third-party platforms such as Airbnb. It also works with corporate travel agents, insurance and relocation firms, emergency housing providers, contractors, and local authorities to widen owners' access to guests.

Horizon Stays, established in 2021, sold to a buyer that could keep serving both owners and guests, said director Martin McManus. "Stay With Us has built a strong operation across the region and has developed a wide network of direct and corporate bookings, which was an important factor for us," he added.

What's the endgame? The company is actively seeking further serviced accommodation portfolios across the North East and plans to combine acquisitions with new management instructions. "This is our first acquisition, but we certainly don't intend it to be our last," said chief executive and co-founder Ryan Cresswell.

Cresswell said the model's strength lies in not relying on one or two platforms. "Around half of our bookings now come directly through us," he said, adding that the Horizon deal gives those owners access to the wider network the firm has built.

The signal: A fragmented serviced accommodation market is beginning to consolidate at the regional level, with growing operators buying up smaller portfolios to build scale and reduce dependence on booking platforms.
