Fundraise

Indiabulls approves US$135.8M equity raise, posts US$19.1M Q1 profit

What's the deal? Indiabulls Limited, formerly Yaari Digital Integrated Services, has approved a US$135.8M preferential equity issue to fund its real estate pipeline. Promoters are committing roughly US$96.3M — about 71% of the raise.

Why equity? Management is funding growth entirely through equity rather than debt, keeping net debt at zero. Proceeds are earmarked for land acquisition, construction of the FY27 launch pipeline, and general corporate purposes.

The numbers: Alongside the raise, Indiabulls reported Q1 FY27 revenue of US$52.2M and profit after tax of US$19.1M, a 36.7% margin. Net worth stood at US$442M.

The real estate engine: The company booked US$407.8M in sales during the quarter, with collections of US$70.5M across 965 units sold. Its portfolio carries a gross development value of US$3.21B across 12 projects in the National Capital Region, Mumbai, and Ludhiana.

Beyond property: On the financial services side, its broking business grew revenue 23% year-on-year to US$4.75M and added 25,156 new clients. Asset reconstruction arm IARCL reported fee-paying assets under management of US$82M and capital adequacy of 99.52%, well above the 15% regulatory minimum.

What could go wrong? The gap between US$407.8M in bookings and US$70.5M in collections points to a lag between sales and cash realisation — typical for early-stage developers, but worth watching as the US$1.09B FY27 pipeline rolls out.

The signal: India's residential developers are increasingly pursuing debt-light growth to fund ambitious launch pipelines amid interest rate sensitivity. Indiabulls' all-equity funding and diversification into broking and asset reconstruction position it to capture value across the country's property and credit cycles.
