Associa makes its first European move with Spain acquisition
What's the deal? Associa, the world's largest community management company, has acquired a majority stake in Mediterráneo Global, one of Spain's biggest community management firms. The Dallas-based company called it a "defining milestone" in its Vision 2030 strategy for international growth.
Mediterráneo Global manages nearly 10,000 communities, serves more than 400,000 homeowners, and employs 500 people across Spain. It has been in business for over 60 years.
Carlos Felipe, Mediterráneo Global's chairman and chief executive officer, will retain an ownership interest and stay involved in the business. The existing executive team will continue to lead operations while tapping into Associa's global resources.
Why now? Associa has spent 48 years building scale in community management and is now pushing beyond North America as part of its Vision 2030 strategy. Spain offers a large, highly fragmented market — roughly 1.2 million communities generating significant annual recurring spend — making it ripe for consolidation.
Mediterráneo Global's recurring revenue model and track record of consolidation give Associa a ready-made platform to grow across the Iberian Peninsula and broader Europe.
What could go wrong? Cross-border acquisitions in property management carry integration risk. Cultural differences, regulatory complexity, and the challenge of maintaining local relationships under foreign ownership could all slow progress. Associa will also need to prove its playbook translates to European markets, where community management norms differ from the US.
The signal: This deal reflects a broader trend of US services firms looking abroad for growth as domestic markets mature. Community management — long a fragmented, local business — is consolidating fast, and Associa is betting that the same roll-up logic that worked in America can work in Europe.
