About OYO LIFE

OYO LIFE, operated by OYO TECHNOLOGY & HOSPITALITY JAPAN, was a residential rental service that launched in Japan in March 2019. It was established as a joint venture in July 2018 between the Indian hospitality firm OYO, founded by Ritesh Agarwal, and Yahoo! JAPAN. The service aimed to disrupt Japan's traditional rental market by allowing users to complete the entire rental process, from apartment searching to contract and payment, via a smartphone application. The concept was to offer a flexible, 'live-as-you-travel' lifestyle.

The business operated on a subleasing model, where OYO LIFE leased properties from owners, furnished them, and rented them to tenants. A key feature was the elimination of conventional upfront costs such as security deposits, key money, and brokerage fees. The monthly rent was all-inclusive, covering utilities like electricity, water, gas, and Wi-Fi. This model targeted students and young professionals seeking convenient, short-to-medium-term housing solutions without the typical hassles of the Japanese rental system. The company also launched a service for corporate clients called "OYO LIFE Biz".

Despite an aggressive start, which saw the company secure thousands of rooms in major cities and generate significant initial interest, OYO LIFE faced substantial challenges. These included operational issues, customer service complaints, and financial difficulties stemming from low occupancy rates and high property leasing costs. The partnership with Yahoo! JAPAN was dissolved in late 2019, with the OYO group taking full ownership. By March 2021, reports emerged about the company's withdrawal from the Japanese rental market. In June 2021, the OYO LIFE business was sold to KC Technologies, a subsidiary of Kasumigaseki Capital, marking the end of its operations in the Japanese residential rental sector.
