Ex-Blackstone dealmaker's Town Lane closes $1.9B second real estate fund
What's the deal? Town Lane has closed its second fund, Town Lane Real Estate Opportunities Fund II, at $1.9 billion — its hard cap. The New York firm, founded in 2024 by former Blackstone executive Tyler Henritze and Parker Morse, raised the capital from university endowments, charitable foundations, family offices, and pension funds.
Why it matters: The total is a 52% jump on the $1.25 billion debut fund Town Lane raised in 2024, and it beat Fund II's $1.5 billion target. That is an unusually strong result for a firm just two years old.
What's the endgame? Fund II carries a flexible mandate to invest opportunistically across US commercial real estate sectors and throughout the capital stack. To date, Town Lane has backed senior housing, necessity retail, small-format industrial, and powered shell data centers.
Why now? "We are fortunate to be playing offense with fresh capital at a time of increasing market dislocation," said Henritze, the firm's founder and managing partner. Town Lane now manages about $3.5 billion in institutional capital.
The signal: The close stands out in a selective market. First-half 2026 real estate fundraising was weak by recent standards, with capital concentrated in a few larger funds favoring value-add and opportunistic strategies. Recent closes by peers such as Stonelake, at $1 billion, show money is still flowing to managers that can win institutional backing.
