CrowdProperty lands £100M lending partnership with ColCap Financial

What's the deal? CrowdPropertyDealroom has a profile for this one. Try Dealroom → has agreed a forward flow funding deal worth up to £100 million with ColCap Financial UK Ltd. The two-year arrangement gives the specialist lender extra capacity to fund SME housebuilders, with individual loans ranging from £200,000 to £5 million.

How it works: ColCap Financial, parent of buy-to-let lender Molo, provides the capital, while CrowdProperty originates loans to small and regional developers. The money will support development finance, development exit, development finish and bridging lending.

Why now? The deal lands ahead of the Autumn Budget on October 28, as the government chases a target of 1.5 million new homes this Parliament. Access to development finance remains a major obstacle for smaller builders contending with construction costs, delays and sales uncertainty.

What's the endgame? CrowdProperty, founded in 2013, matches investor capital with vetted UK property developers. The agreement helps it support borrowers across the development cycle, including those refinancing facilities or needing funds to finish projects.

"By combining our specialist property development expertise and established origination capabilities with the funding strength of ColCap Financial UK, we can provide greater support to SME housebuilders," says Steve Deutsch, chief executive of CrowdProperty.

For ColCap, the deal extends its UK activity beyond Molo's mortgages. "SME housebuilders are vital to delivering the homes the UK needs, and this partnership is a natural extension of our UK business," says Matt Kimber, chief executive of ColCap Financial UK Ltd and Molo.

The signal: The commitment stands out against a cooling market. UK development lending fell to £276.5 million in Q1 2026 from £420.3 million the prior quarter, with lower completions and more cautious underwriting.
