Poly Property raises $82.4M in onshore notes at 2.18%

What's the deal? Poly PropertyDealroom has a profile for this one. Try Dealroom → Group (HK:0119) has raised US$75.6M through a fourth tranche of 2026 medium-term notes. Its wholly owned mainland subsidiary, Shanghai Poly Property, issued the five-year notes at a 2.18% coupon.

Where's the money going? Proceeds will replenish internal funds already spent repaying debt — refinancing rather than fresh capital for expansion.

Why now? The tranche continues a run of onshore refinancing. The same subsidiary issued US$137.5M in January at 2.69% and another US$137.5M in July at 2.46%, both used to replace funds spent on debt repayment.

By the numbers: At the end of June, the group reported average financing costs of 2.75% and total debt down 3.4% to US$9.32B. First-half contracted sales reached US$3.19B.

What could go wrong? The coupon and maturity point to continued access to low-cost domestic funding, but the raise improves the debt profile only at the margin. TipRanks lists the stock's technical signal as "Sell," with a market cap of US$533.1M.

The signal: On deal size, this tranche sits near the bottom of comparable raises, at the 9.6th percentile. For mainland property developers facing sector-wide pressure, steady access to cheap onshore debt — even for routine refinancing — is itself the story.
