New fund

China's first private-led hotel REIT raises $174M on the Shenzhen exchange

What's the deal? Huatai Securities (Shanghai) Asset Management has raised US$160.1M for the Huazhu Anzhu REIT, offering 500 million units at US$0.32 apiece from October 19 to 20. It is the first hotel REIT listed on the Shenzhen Stock Exchange and the first hotel public REIT in China led by a private hotel group.

What's in the pool? The fund bundles three hotels — the Mercure Guangzhou Tianhe Sports Center Hotel, a Ji Hotel, and the Shanghai Jiangqiao Wanda Orange Crystal Hotel — totalling 1,044 rooms. All sit in core districts of Guangzhou and Shanghai, have run for more than three years, and held average occupancy above 90% in 2025.

The returns: The annualised distribution yield is projected at 5.89% for 2026 and 6.00% for 2027 — above the roughly 4.8% cited for an earlier hotel REIT. Both figures are estimates, not guaranteed returns.

Why now? China's commercial-property REIT pilot, about a year old, has opened hotels to public-market financing after earlier covering consumer infrastructure, rental housing, and logistics. Hotel assets were long kept out because of volatile, seasonal cash flows.

What's the endgame? The brand partner is Huazhu Group, with assets held via its Anzhu platform. Huazhu said the platform covers project positioning, renovation, asset management, and REIT exit, giving it a route to inject more qualifying hotels later.

What could go wrong? Hotel returns carry more downside than other REIT categories. Cyclical pullbacks in occupancy and room rates feed straight into distributable cash flow, so yields could fall short of projections.

The signal: The deal follows the larger Huaan Jinjiang hotel REIT, which raised about US$257.1M for 21 hotels — evidence that hotel portfolios are starting to form a comparable market. For operators, the channel shifts the model from owning properties to owning brands; the open question is whether investors will accept its yields as the pipeline grows.
