Who's involved? Michigan-based Champion operates 46 manufacturing facilities across the US and western Canada and employs about 9,200 people, producing manufactured and modular homes, accessory dwelling units, park models, and modular buildings. Timberline, founded and led by President Dennis Adams, helps manufactured home buyers with selection, financing, permitting, and site preparation.
What changes? The deal expands Champion's retail presence in the Southeast and supports its direct-to-consumer strategy, with Timberline's sites positioned near the company's existing manufacturing and distribution operations. Champion's factory-direct retail network would grow from 95 to 104 locations once the acquisition closes. All Timberline employees will be offered jobs.
Why now? "This planned acquisition underscores our strategic focus to elevate the homebuying experience for our customers by expanding our retail footprint in the region," said Tim Larson, president and chief executive officer of Champion Homes.
What's the endgame? By owning more of its retail distribution, Champion tightens the link between its factories and the end buyer. The deal remains subject to customary closing conditions and is expected to close during Champion's fourth quarter of fiscal 2027.
The signal: Champion is building out a vertically integrated model, pairing manufacturing scale with factory-direct retail to control more of the sale. Bolt-on deals near existing plants signal a push to consolidate the fragmented manufactured-housing market region by region.
