Bajaj Alts raises $99.2M in first close of maiden real estate fund

What's the deal? Bajaj Alternate Investment Management (Bajaj AltsDealroom has a profile for this one. Try Dealroom →), the alternatives arm of Bajaj FinservDealroom has a profile for this one. Try Dealroom →, has raised around US$129M (≈$99.2 million) in the initial close of its first commercial office real estate fund. The money came from family offices, institutions, and high-net-worth individuals.

The fund's details: Bajaj AltsDealroom has a profile for this one. Try Dealroom → Real Estate — Growth Fund I targets US$271.6M, including a green shoe option. It will develop Grade A commercial office assets in prime Indian markets through equity joint ventures with established developers.

What's the endgame? The strategy pairs developers' construction skills and market access with institutional capital and active oversight. That marks a break from Indian real estate investing, which has historically centred on debt financing for residential developers or buying existing core assets.

Why now? India's commercial office market is drawing structural demand from Global Capability Centres and other large corporate occupiers. The firm says its pipeline should give visibility for deploying capital over the coming months.

"Our equity-led approach to commercial office development gives investors an opportunity to participate in the value creation from high-quality real estate projects favoured by corporates and GCCs," said Sanchit Bhatia, head of its real estate fund.

The first close "sets the foundation for building a broader and diversified alternatives platform for our investors," said Lakshmi Iyer, group president of investments and chief executive officer of Bajaj Alts.

The signal: Bajaj Alts is betting that corporate and GCC demand can sustain an equity-led office play in a market long dominated by debt deals — and using a maiden fund to anchor a wider alternatives platform.
