Sentinel buys UK's Hearthstone to scale £400M rental housing platform
What's the deal? Sentinel Real Estate has acquired Hearthstone InvestmentsDealroom has a profile for this one. Try Dealroom →, a UK-based investment manager specialising in affordable private rental housing. Terms were not disclosed. The HearthstoneDealroom has a profile for this one. Try Dealroom → team will be folded into Sentinel's global platform.
What each side brings: Sentinel is a New York-headquartered real estate investment manager founded in 1969, with offices across Europe, the UK, and Australia. Hearthstone, founded in 2009, launched its first residential fund in 2012 and now runs more than 1,800 rental homes across England, Scotland, and Wales, worth over £400 million in assets under management.
Why now? The deal follows Sentinel's formal UK launch in January 2026, extending a platform it has built across the US and Australia. Rather than grow organically, it chose to buy scale.
What's the endgame? Sentinel wants a foothold in the UK living sector, where Hearthstone's clients include Local Government Pension Schemes and other institutional investors. "We were attracted by the opportunity to accelerate our growth in the market through the acquisition of a professional, experienced team with a sizable portfolio," said Ben Sanderson, managing director at Sentinel in the UK.
Chief executive officer Michael Streicker called the UK move "a logical evolution of the platform that we have successfully built across the US and Australia."
The signal: The acquisition points to continued institutional appetite for UK rental housing, driven by what both firms describe as a persistent undersupply of affordable homes for families and workers. For overseas managers, buying an established local team is a faster route into a market than building from scratch.
