What's the deal? Archwest CapitalDealroom has a profile for this one. Try Dealroom →, a private lender to US residential real estate investors, has closed a $300 million securitization backed by residential transition loans (RTLs). The deal, Archwest Mortgage Trust 2026-RTL2, is the company's third rated RTL securitization in under 12 months, taking total program issuance to $875 million.

By the numbers: The transaction is initially backed by 218 loans with an aggregate principal balance of roughly $217.3 million, plus about $98.5 million in an accumulation account. It was oversubscribed, drawing more than $1 billion in investor interest and adding new institutional investors to the platform.

How it works: The deal uses a two-year revolving structure, letting principal repayments be reinvested into newly originated loans during the reinvestment period. It follows Archwest's inaugural $300 million 2025-RTL1 and its $275 million 2026-RTL1 transactions.

What's the endgame? Archwest, which is backed by Bain CapitalDealroom has a profile for this one. Try Dealroom →, provides business-purpose financing — including fix and flip, bridge, construction, and rental loans — secured by residential, multifamily, and mixed-use property. The capital gives it "even greater capacity to provide experienced builders and investors with the speed and reliability they expect," said founder and chief executive officer Shawn Miller.

The track record: The 2025-RTL1 deal has now fully revolved, with about $300 million in repayments redeployed into new collateral within its first year. Morningstar DBRSDealroom has a profile for this one. Try Dealroom → cited solid historical performance and robust pool composition among the credit strengths of the new transaction, and chief financial officer Kieran Brady noted "no loan repurchases from our securitizations to date."

The signal: At $300 million, the raise sits in the top 10% of US fintech debt rounds on record. Repeat, oversubscribed issuance signals institutional confidence in RTL-backed paper as private lenders build programmatic funding to meet housing demand.
