Left Lane incubates and backs Rising Tide's AI push into property management

What's the deal? Rising TideDealroom has a profile for this one. Try Dealroom →, a Chicago-based startup that acquires and invests in independently owned residential property management companies, has closed an undisclosed seed round led by Left Lane CapitalDealroom has a profile for this one. Try Dealroom →. The New York and London firm incubated the company alongside founder and chief executive officer Blake Mohseni.

What's the endgame? Rising Tide is building what it calls a federation of independent property managers. Each firm gets shared technology and capital to grow while keeping its own brand, team, and local relationships — an alternative to selling to a private equity buyer that rebrands under a national name.

Why now? Property management is a $100 billion-plus market split across more than 240,000 firms, most operating without the systems and back-office support larger platforms take for granted. Mohseni argues AI is redrawing the lines of good service: it "gives our operators more room for the relationships with owners and tenants that actually built their business."

The product: Rising Tide develops and tests AI tools inside real businesses through The Lab, at no cost to operators. It is live with three firms today. The company keeps ownership of what it builds; operators get free use, and their data stays with them.

What could go wrong? The pitch leans on trust — persuading independent owners to adopt shared technology and capital without ceding control. As Left Lane co-founder and managing partner Vinny Pujji put it, property management is "not for the faint of heart," and the model's success hinges on winning over tenured operators wary of a takeover.

The signal: Investors are increasingly betting that AI can modernise fragmented, low-tech services industries. Left Lane says it has put over $100 million into such companies, from accounting to dental — and property management is its latest target.
