What's the endgame? Trebellar wants to replace the spreadsheets, PDFs, and consultants that enterprises rely on to manage office space. Its platform creates a live view of a company's real estate portfolio — how much space it has, what it costs, and how well it is used.

The system also folds in commute times, transit access, and employee sentiment. It tracks the reasoning behind decisions, whether they delivered results, and what to do next.

Why it stands out: The company positions itself as an AI-native system of record, not just an assistant bolted onto a dashboard. CEO Diego Ferreiro Val said the goal is to let real estate leaders decide "with the speed and confidence already available to other business functions."

The round sits in the top third of comparable deals by size, a solid marker for an early-stage vertical software company.

Who's using it? Trebellar lists Meta, Uber, MerckDealroom has a profile for this one. Try Dealroom →, and Cohesity as customers. Dave Gunter, VP of Global Workplace Services at Meta, said the platform is becoming "an important part" of how his team approaches real estate decisions.

The signal: Vertical AI platforms have already gained ground in legal, HR, and finance. Trebellar is betting the same shift reaches corporate real estate — a function still run on spreadsheets and outside advisers — where fresh capital is now flowing to build a common data layer for enterprise decisions.
