McDonald's commits $8.5B to franchisees for AI-driven revamp
What's the deal? McDonald's will commit $8.5 billion in franchisee support through 2036 to fund restaurant upgrades and AI-driven operations. The plan pairs new restaurant designs and technology with ArchIQDealroom has a profile for this one. Try Dealroom →, a generative AI-enabled operating system. About $5 billion arrives by the end of 2030 through rent relief and capital contributions.
Why now? The investment is part of Restaurant NEXT, McDonald's long-term plan to become the "first choice for more customers, more often." Its scale reflects a franchise model in which independent operators run about 95% of more than 46,000 restaurants.
What's the endgame? McDonald's expects Restaurant NEXT to deliver about 250 basis points of restaurant-level efficiency, or roughly $100,000 in extra annual cash flow for the average US restaurant. Franchisees are expected to recover their investment in about four years.
How does ArchIQ work? It combines automation, diagnostics, predictive alerts, and crew coaching, processing billions of operational data points daily to guide staffing, inventory, and demand decisions. Much of the infrastructure is built, including a common point-of-sale platform, a restaurant data lake, and Google CloudDealroom has a profile for this one. Try Dealroom → edge computing. The US edge rollout should finish in 2027.
What can the tools do? Drive-thru assistant Archy takes orders in English and Spanish with over 90% accuracy, potentially freeing at least 50 employee hours per restaurant weekly. Bluetooth inventory tags could save about five labour hours a week and cut food waste by 15%. Intelligent scales already run in more than 10,000 restaurants and catch about 10% of inspected order errors.
What else is changing? Physical upgrades include redesigned kitchens, beverage areas, delivery lockers, and drive-thru layouts, with a new "fast-forward" window that could lift drive-thru capacity by up to 25%. All new restaurants adopt the design from the first quarter of 2028, while ArchIQ tools roll out in sequenced bundles from 2027. The programme also draws lessons from more than 8,000 restaurants in China, plus solutions from the UK and France.
The signal: McDonald's is treating AI as core operating infrastructure, not a pilot, backing it with capital spending of about $3 billion a year from 2027 to 2030 and $1.5 billion to $2 billion in extra support. For the world's largest restaurant chain, the bet ties long-term efficiency to how quickly its independent operators adopt the technology.
