Rexford closes $1.2B industrial sale to EQT in portfolio overhaul

What's the deal? Rexford IndustrialDealroom has a profile for this one. Try Dealroom → has closed the sale of a 22-property industrial portfolio to an affiliate of EQT Real Estate for approximately $1.2 billion. The portfolio spans 5.2 million rentable square feet across infill Southern California, averaging 237,000 square feet per property.

Why now? The sale advances Rexford's $2.0 billion realignment, a disposition initiative targeting non-core assets. It brings year-to-date dispositions to $1.5 billion, near the low end of the company's $1.5 billion to $2.0 billion full-year 2026 guidance.

What's the endgame? Rexford, a REIT focused on Southern California industrial property, is trimming its 409-property portfolio to sharpen cash-flow durability and strengthen its balance sheet. The sold assets carried in-place rents 28% above market and a short 2.7-year weighted average lease term, implying an estimated 2027 cash NOI yield of about 5.5%.

Where's the money going? Rexford has repaid $492 million of debt and repurchased $505 million of common stock year-to-date. Remaining proceeds target 2027 debt maturities, further buybacks under a $1.0 billion repurchase program, and repositioning and development projects.

"The closing of this transaction reflects the decisive actions we have taken to advance our $2.0 billion portfolio realignment," said chief executive officer Laura Clark. She added the company is "emerging as a stronger company."

The signal: The deal shows public REITs pruning assets to fortify balance sheets as institutional buyers like EQT keep bidding on scale in Southern California, the fourth-largest industrial market globally. Selling above-market rents rolling down suggests Rexford is banking cash now over uncertain future growth.
