What's the deal? Starlight InvestmentsDealroom has a profile for this one. Try Dealroom → has closed its Starlight UK BTR Fund II, raising £680 million in capital commitments across the fund and related investment vehicles. The Toronto-based real estate investment and asset management firm will use the money to acquire and deliver more than 6,000 build-to-rent (BTR) homes across the UK.

Who's backing it? The fund drew a mix of existing and new international institutional investors from Europe, Asia-Pacific, and Canada. Earlier this year it also secured a commitment from Homes England's National Housing BankDealroom has a profile for this one. Try Dealroom →, aligning the strategy with national efforts to boost rental supply.

What's the endgame? Fund II is partially deployed and includes three large rental developments under construction — two in Manchester and one in Basildon. Starlight's UK platform now spans 12 BTR schemes, from development through active leasing and operation, targeting regional cities and markets on London's fringe.

Why now? Starlight is positioning the raise against a chronic shortage of rental housing in the UK. "With this committed capital, we are well placed to continue delivering homes in UK markets suffering from a chronic shortage," said Raj Mehta, president of global markets at Starlight Investments (translated from French).

What's next? With Fund II closed, the firm is shifting to execution and its next growth phase. "As we continue to grow our pipeline and bring new residential schemes online, our portfolio will place us among the top four BTR operators in the UK by size," said Jonnie Milich, head of UK residential at Starlight Investments (translated from French).

The signal: The close reflects sustained institutional appetite for UK build-to-rent, a sector where professional operators are scaling to meet strong rental demand. Backing from a state-linked lender alongside private capital points to housing supply becoming a shared priority for public and private investors.
