Rely raises $4.5M to bring AI to multifamily real estate diligence

What's the deal? RelyDealroom has a profile for this one. Try Dealroom →, a Portland, Maine-based startup, has raised $4.5M in seed funding to scale its AI-native platform that automates due diligence for multifamily real estate transactions. The platform ingests entire data rooms — leases, vendor contracts, utility agreements, financials — and transforms thousands of unstructured documents into structured, source-linked data in minutes. Why now? Acquiring or transitioning a multifamily asset typically requires teams to manually review thousands of documents, a process that takes weeks and relies on spreadsheets and outsourced audits. As transaction volume and operational complexity grow, slow or error-prone diligence has become increasingly costly.

"We're replacing a human process that currently takes weeks and compressing it into a matter of hours, while actually increasing the accuracy of the review," said George Matelich, founder and chief executive officer of Rely.

Early results back up the pitch. In a case study with Preiss, a process that previously required up to ten staff members working one to two weeks was completed in less than an hour using Rely — at two to three times the cost savings of alternative solutions. When a deal fell through mid-audit and returned with 30% turnover, the team had to restart with 15 to 20 people working around the clock to hit a three-day deadline. Rely compressed that same work to under an hour.

What could go wrong? Real estate firms are notoriously slow to adopt new technology, and trusting AI with high-stakes transaction data requires a leap of faith. Rely will need to prove its accuracy holds across diverse portfolios and edge cases — one missed lease clause in a large deal could undermine confidence in the platform.

The company also faces the challenge of scaling in a niche vertical where deal flow is cyclical and customer acquisition can be relationship-driven.

The signal: 2048 Ventures, the seed-stage fund leading this round, is backing Rely at a moment when AI-driven automation is rapidly moving from horizontal productivity tools into deeply vertical, document-intensive workflows. With early customers like Cardinal Group and Preiss — both early-growth operators managing complex, multi-asset portfolios — Rely's traction suggests that even traditionally slow-to-adopt sectors are ready to compress manual processes when the cost of delay is measurable in headcount and deal timelines.
