Dwelly snaps up fourth agency in 2026 after £69M raise
What's the deal? UK lettings firm Dwelly has acquired Midlands-based Albery Tyson, its fourth acquisition this year, adding roughly 250 fully managed properties to its portfolio. The deal follows a £69M funding raise earlier in 2026 that has fuelled Dwelly's buy-and-build strategy targeting independent lettings agencies.
The Albery Tyson portfolio will be folded into SBK Lettings in Market Harborough, which Dwelly acquired last year. The company says it is investing in AI-based technology to cut administrative tasks and boost efficiency across its growing platform.
Why now? Dwelly's recent capital raise has drawn significant interest from independent agency owners exploring an exit. Sam Humphreys, head of M&A at Dwelly, said: "There's naturally been a huge amount of interest from agency owners exploring what their next step might look like."
Rising regulatory requirements and operational costs are making it harder for small, independent lettings firms to compete on their own — creating a ripe environment for consolidation.
What could go wrong? Rapid acquisition carries integration risk. Merging local agencies into a larger platform while preserving the client relationships that made them valuable in the first place is notoriously tricky.
Marcus Ainsworth of Albery Tyson acknowledged the stakes: "It was incredibly important to find a partner that understood the value of local relationships and the culture that sits behind a successful independent agency."
The signal: Dwelly's spree reflects a broader consolidation wave in UK property management. Management changes at industry firms and regional expansion by franchised operators point to a sector in flux. The pattern is familiar from other fragmented industries: well-capitalised platforms roll up independents, layer on technology, and bet that scale plus software equals margin.
Whether that formula works in lettings — a business built on local trust and personal service — remains an open question.
