About Mogoroom
Mogoroom (mgzf.com), formally Shanghai Mogu Asset Management Co., Ltd., was established in Shanghai in 2014, initially as a branded long-stay apartment operator. The company was co-founded by CEO Ma Xiaojun and Long Dongping. Ma's journey into the real estate sector is noteworthy; he transitioned from a civil servant in Jiangsu to the dynamic Shanghai property market in 2002. He joined a then-fledgling real estate company, which later became the prominent De-U Realty, where he rose to the position of partner. This decade-long experience in real estate equipped him with deep industry knowledge, which proved foundational for his entrepreneurial ventures, including Mogoroom.
Recognizing the limitations and slow growth of a direct rental model, Mogoroom pivoted its strategy in 2015. The firm transformed from a B2C apartment brand into a B2B2C platform, focusing on empowering professional landlords and apartment operators with technology. The core of its business became a SaaS-based management system, known as "Mogu Partner," designed to serve the B2B market of apartment rental businesses. This system provides clients, primarily apartment operators and professional landlords, with a comprehensive solution for managing the entire rental lifecycle, from listing properties to post-tenancy services. The platform's business model focused on providing these SaaS tools to landlords, and then connecting them with tenants, facilitating the transaction.
The Mogu Partner software offers a suite of features including bulk property listing, real-time tracking of property status, financial management with clear income and expenditure tracking, and online contract signing. For tenants, the platform aimed to provide a source of verified listings and a streamlined online process for finding apartments, signing electronic contracts, and managing payments for rent and utilities. By integrating services like electronic contracts, financial tools, big data analytics, and smart hardware, Mogoroom aimed to standardize and improve the efficiency of the rental market. A significant milestone was its strategic partnership with Ant Group (formerly Ant Financial), which led to its integration into Alipay's service platform and the use of Sesame Credit for deposit-free renting. The company raised significant capital through multiple funding rounds, attracting investors like IDG Capital, Yunfeng Capital, and Giant Network.
However, the company faced significant operational challenges. In early 2021, Mogoroom experienced a severe financial crisis, attributed to a failure to secure a crucial funding round in 2019, strategic missteps, and escalating operational costs. This led to a liquidity crisis, causing payment delays to landlords and culminating in the company being acquired by a competitor, Yu Xiaoer, in February 2021. The acquisition aimed to ensure continued service for Mogoroom's existing clients under a dual-system operation with Yu Xiaoer.
