UBM places €58M green bond, extends maturity runway to 2029

What's the deal? UBM DevelopmentDealroom has a profile for this one. Try Dealroom →, an Austrian developer of timber construction projects, has placed a new green bond with a total volume of €58 million. The issuance combined an exchange offer with a fresh cash subscription and was advised by capital markets lawyers from KWR.

How it breaks down: About €18 million, or 36%, of UBM's green bond maturing in 2027 was exchanged into the new UBM Green Bond 2026-2031. A further €40 million in new capital was raised through cash subscription, which closed early.

Who's involved? Raiffeisen Bank InternationalDealroom has a profile for this one. Try Dealroom → acted as sole global coordinator and paying agent, and as joint bookrunner alongside Montega Markets. The new bond is set to trade on the Vienna Stock Exchange, with planned inclusion on the Frankfurt Stock Exchange.

What's the endgame? UBM will use the proceeds to refinance eligible projects, freeing up capital to expand its pipeline in affordable housing. The company develops in the premium segment across cities such as Vienna, Munich, Frankfurt, and Prague.

Why now? The exchange cuts bonds due for repayment in 2027 to around €32 million, with no further redemptions until October 2029. That next repayment, UBM says, carries a volume of €93 million.

What they said: "The capital market is and remains a key pillar of UBM's financing," said Patric Thate, chief financial officer of UBM Development, citing "increased interest from international investors, especially from Eastern Europe."

The signal: Placing the full €58 million in a volatile bond market signals continued investor appetite for UBM's debt. By smoothing its repayment profile, the developer buys itself a clearer runway to fund growth in timber construction and affordable housing.
