Agora Estates closes €20M bond issue early at 5.75% after full subscription
What's the deal? Maltese property group Agora Estates has closed its €20 million secured bond offer ahead of schedule after the issue was fully subscribed. The 5.75% bonds, which mature in 2038, each carry a nominal value of €100.
Why now? The company closed the offer before its original 30 October 2026 deadline, exercising its right to end the period early. It said it would announce the basis of acceptance by 27 October.
What's the endgame? Agora expects roughly €19.3 million in net proceeds after expenses. The funds will refinance existing debt, finance property acquisitions and development, and meet general corporate needs.
The allocation includes €5.3 million to settle private-placement notes from 2025 and €1 million for notes from 2026. A further €2.15 million goes towards acquiring the Fair Deal Commercial Property in Żebbuġ and €3 million towards the Żebbuġ Garden Centre, with €600,000 for an extra floor at Agora Business Centre in Msida. About €6.5 million is earmarked for general corporate funding through a loan to Zammit Estates.
By the numbers: The issue adds to Agora's existing €21 million of secured bonds. Its 5.75% coupon sits toward the higher end of recent Maltese property-related bond issues, where comparable secured bonds have carried coupons of around 5.10% to 5.75%.
The signal: The early close shows Agora secured the amount it sought, though full subscription means the issue filled rather than exceeded demand. With a long maturity and a sizeable refinancing component, the deal reflects steady appetite for secured property debt in Malta's corporate bond market.
