Dart Appraisal buys ACT Appraisal, expands into Chicago

What's the deal? Dart AppraisalDealroom has a profile for this one. Try Dealroom →, a nationwide appraisal management company (AMC) founded in 1993, has acquired ACT Appraisal, a national AMC based in Chicago. Terms were not disclosed. ACT will keep its name and operate as part of Dart.

What do they do? Both firms manage residential and commercial property appraisals for lenders. Dart, headquartered in Troy, Michigan, offers valuation products across all 50 states plus Guam, Puerto Rico, and the US Virgin Islands. ACT, founded in 1998, is known for its "Call First" program and personalised service.

Why now? Dart says most of its growth has been organic over three decades, but it saw a fit in ACT. "ACT checked the boxes we look for: a strong reputation, an amazing client base, and a talented, motivated team," said chief executive officer Michael Dresden.

What's the endgame? The deal expands Dart's team, footprint, and valuation services, and adds a base in the Midwest. The company is opening an office in Chicago, where ACT is headquartered.

ACT is led by Bryan and Erika Franks, who have spent over 20 years in the appraisal industry. "For our current clients, it will be business as usual, with even more capability behind us," said Erika Franks, chief operating officer of ACT.

What changes for customers? Dart says ACT clients keep the same people and service, now backed by Dart's wider product range. Appraisers gain access to more orders across a larger client base.

The signal: The tie-up points to continued consolidation among appraisal management companies, as established players add scale and regional reach through acquisition rather than organic growth alone.
