First Brothers buys Chiba mall operator Sawaracity to grow regional property arm

What's the deal? First Brothers Capital, a subsidiary of Tokyo-listed First Brothers Co.Dealroom has a profile for this one. Try Dealroom →, will acquire all shares of Sawaracity Co., operator of the Sawaracity shopping mall in Katori City, Chiba Prefecture. The deal, announced in October 2026, makes Sawaracity and its wholly owned unit Iida Jidosha consolidated subsidiaries. Terms were not disclosed.

What's the endgame? First Brothers wants to add the mall to its regional asset portfolio and fund repairs and operational upgrades. The group plans to apply its commercial real estate expertise to lift the property's earnings and value.

Why now? The mall opened in 1996 and, at nearly 30 years old, needs planned capital investment. First Brothers is stepping in as that spending comes due, framing the move as a way to keep the mall running as local infrastructure.

The Sawaracity mall sits along National Routes 51 and 356, with parking for about 800 vehicles. Its tenants include a supermarket, a drugstore, a discount shop, and other retailers, drawing shoppers from inside and outside Katori.

First Brothers is a Japan-based investment and real estate group listed on the TSE Standard Market, with a current market cap of US$136.5M. It frames the acquisition under its Creating Shared Value strategy, which targets regional assets that support local communities and offer stable, long-term income.

The signal: The deal reflects a bet on reviving aging regional retail property in Japan rather than building new. By acquiring an established mall that anchors a local commercial zone, First Brothers is positioning repair-and-upgrade plays on existing infrastructure as a path to long-term income.
