EQT buys Stockbridge for $375M to expand industrial real estate push
What's the deal? EQT AB, the Swedish investment firm, has agreed to acquire StockbridgeDealroom has a profile for this one. Try Dealroom →, a San Francisco-based real estate investment manager, for an expected base consideration of $375 million in cash. The deal gives EQT a full stake in Stockbridge's management company, plus interests in its funds and general partner entities. Closing is expected in the first quarter of 2027, subject to customary conditions.
What's Stockbridge? The firm manages $16.5 billion in fee-generating assets and holds $27 billion in gross asset value. It serves roughly 180 institutional clients and employs about 185 professionals across six US offices, with a senior team averaging 25 years of real estate experience.
What's the endgame? The acquisition deepens EQT's exposure to industrial real estate, particularly Industrial Outdoor Storage, while broadening its push into alternative living, with a focus on manufactured housing. Henry Steinberg, global head of EQT Real Estate, said the combination would "expand our industrial platform and broaden client access to complementary strategies." He added that EQT would contribute its international platform, market intelligence, and proprietary data and AI capabilities to improve how Stockbridge sources, underwrites, and manages assets.
Why now? The deal follows a string of 2026 industrial acquisitions by EQT Real Estate. In September, the unit bought a 5.2 million square foot logistics portfolio in Southern California for $1.2 billion.
The signal: The move fits EQT AB's plan to invest more than $250 billion over five years in the United States, as the firm builds a more thematically diversified real estate business while keeping its sector-specialist approach.
