Aland launches first capital-light fund, opens $3.37m revenue stream

What's the deal? Aland Equity GroupDealroom has a profile for this one. Try Dealroom → (ASX:AEG) has launched its first capital-light property fund, the Aland Elm Grove Estate Fund, which covers management rights for 56 residential lots at Elm Grove Heights in Bungendore, NSW. The firm expects about $3.37 million in investment management fees, payable monthly from now through June 30, 2027.

How it works: The fund does not buy the underlying land, cutting its capital requirements. Instead, it holds management rights and is contractually entitled to $140,000, excluding GST, from each lot sale after funding arrangements.

Why now? Under a traditional development model, capital stays tied up in land until the final sale. Aland's approach starts revenue immediately, rather than waiting for the last lot to sell.

As sole owner, Aland also targets around $725,000 in investment returns, with distributions potentially starting in March 2027. That brings total expected net returns to roughly $4.1 million by June 30, 2027, which it expects to contribute meaningfully to FY27 revenue and profit.

What could go wrong? The Management Rights Agreement still needs shareholder approval at Aland's annual general meeting on November 16. Until then, sales and marketing continue, but the fund will not pay council contributions or marketing costs.

Managing director David Nolan called the launch "a significant milestone for AEG, with our property funds platform now generating immediate revenue."

The signal: Elm Grove is the first live test of a model Aland wants to scale. Its larger prize, the Chinnerys project, offers potential for $32 million in annual fund income from 2027.
