AppWork buys Paraspot AI to add video inspections for landlords

What's the deal? AppWork, a maintenance operations and risk management platform for multifamily property operators, has acquired Paraspot AIDealroom has a profile for this one. Try Dealroom →, a video-based AI inspection platform. Terms were not disclosed. The deal, announced October 13, folds ParaspotDealroom has a profile for this one. Try Dealroom →'s technology into AppWork's system, with a release planned later this year.

What each side brings: AppWork handles maintenance workflows, from work orders through unit turns and compliance documentation. Paraspot guides residents and on-site teams through inspections using AI that detects damage like cracks, stains, and missing items through video and voice.

How it works: At move-out, the system compares a unit against its original move-in inspection to detect what changed. It produces a report with time-stamped photos, descriptions, and estimated repair costs — documentation operators can use to back up security deposit charges.

Why now? The deal positions AppWork against tightening rules such as California's AB 2801, which sets new documentation standards for inspections. More states are expected to follow.

What's the endgame? AppWork plans to rebuild Paraspot's technology into its own architecture, feeding inspection data into tools teams already use, like the Make Ready Board. CEO Sean Landsberg sees visual intelligence extending beyond inspections to due diligence, security, inventory management, asset tracking, and marketing.

Paraspot's technology was trained on millions of data points from thousands of multifamily, single-family, and student housing inspections. Some clients have already moved their entire inspection and security deposit process to a centralized accounting team, freeing site staff for other work.

What changes for the team: Co-founder and CEO Yakir Saadia joins AppWork as head of computer vision. "Joining AppWork means that work can now become part of a broader platform property teams already rely on every day," he said. Co-founder and COO Nathan Herz is moving on.

Landsberg was candid about his initial skepticism. "When I first saw Paraspot, I thought it was a gimmick, that AI wasn't advanced enough to trust with something like this," he said. "I was wrong, and this acquisition is us betting on how far that trust can go."

The signal: Property management software is folding AI vision into core workflows as compliance rules tighten. By buying rather than building, AppWork is betting that automated, defensible inspection records become table stakes for multifamily operators.
