Walker & Dunlop fully deploys $136M real estate fund across 16 deals
What's the deal? Walker & Dunlop Investment Partners (WDIP)Dealroom has a profile for this one. Try Dealroom → has fully invested Fund VII, deploying $135.8 million across 16 multifamily and industrial investments in the US. The completion ends the fund's investment period.
How was it built? About 66% went to industrial assets and 34% to multifamily. The fund pursued middle-market deals with equity checks of $5 million to $25 million, targeting underused and undervalued properties.
The final deal: Fund VII closed its investment period with a $5.7 million commitment to a 154-unit multifamily community in the Portland, Oregon metropolitan area.
Why now? The fund was built to move fast in a market with limited competition among equity providers. "Fund VII was designed as a focused, tactical equity vehicle to deploy capital quickly and efficiently in a market with compelling opportunities and limited competition among equity providers," said Brian Cornell, managing director and head of equity.
What's the endgame? WDIP now shifts from buying to operating. "Our goal now is to execute our value enhancement plans and drive property-level performance," Cornell said.
Early signs point that way. As of the second quarter, average occupancy across the multifamily portfolio rose from 61% at acquisition to 81%, while the industrial portfolio climbed from 86% to 97%.
Who's behind it? Fund VII is managed by Brian Cornell, Ryan Castle, Marcus Duley, and Mitch Resnick. WDIP manages capital for endowments, foundations, pension plans, private funds, insurance companies, family offices, and high-net-worth investors.
The signal: WDIP plans to keep chasing middle-market equity opportunities tied to market dislocation, operational complexity, and capital constraints — a bet that distress and tight financing will keep producing undervalued real estate to buy.
