Scentre Group lands $750M bond issue, among Australia's largest post-IPO debt deals

What's the deal? Scentre GroupDealroom has a profile for this one. Try Dealroom →, the Australian retail landlord behind WestfieldDealroom has a profile for this one. Try Dealroom → centres, has raised $750 million through a fixed-income offering. It issued 6.20% senior guaranteed Eurobonds and Eurodollar notes due 2036 at 100% of face value, under Regulation S and Rule 144A.

By the numbers: The raise ranks in the 93rd percentile among all-time post-IPO debt rounds in Australia, drawn from a sample of 482 deals. That places it among the country's larger such issues.

What's the endgame? The long-dated notes extend Scentre's debt maturity profile and reshape its funding mix. The company runs a retail REIT model built on high occupancy, strong tenant demand, and ongoing redevelopment across its Westfield centres.

Why now? The issue sits alongside Scentre's broader debt management, including April 2026 tender offers for US$1,312 million of subordinated notes. Together, the moves frame how it balances redevelopment spending, refinancing needs, and distribution ambitions.

The outlook: Scentre's own forecasts project US$1.49B in revenue and US$1.04B in earnings by 2029. That implies a 4.1% annual revenue decline and earnings falling by US$258.8M from US$1.29B today.

What could go wrong? The key risk is strain from capital-intensive redevelopment in a shifting retail environment. The new notes extend the debt profile but do not change that pressure.

The signal: For retail REITs, long-dated debt is a tool to lock in funding and stretch maturities while reshaping the capital base. Scentre's sizeable issue shows how large landlords manage refinancing against redevelopment and distribution demands.
