Czech housing fund opens rental strategy to retail investors from CZK 500
What's the deal? Fond Českého BydleníDealroom has a profile for this one. Try Dealroom →, a Czech fund specialising in residential rental housing, is launching a retail sub-fund that opens its strategy to individual investors. The minimum investment is CZK 500, with an expected average annual return of 6–8%.
Why now? "Individual investors have been approaching us for some time with an interest in investing in rental housing, and we can now offer them this opportunity through a fund specifically designed for this group," said co-founder Jakub Kořínek.
What's the endgame? The fund targets regional rental housing in locations with growing employment, good transport links and stable demand. It adds value through rental income, renovations, change-of-use projects, and development.
Since 2024, it has grown its real estate portfolio fivefold to CZK 2.7 billion. After a current acquisition completes, the portfolio is expected to approach CZK 3 billion.
The fund now manages 1,100 residential units across 48 properties in the Czech Republic, Slovakia, and Germany. Its investor base has risen almost 80% to 1,660. Those invested since its founding in 2018 have seen a cumulative return of 84.18%.
The German move: A recent acquisition of 25 residential buildings in Saxony and Bavaria extended the fund into the German market. "Our ambition is not to grow at any cost," said co-founder Tomáš Novák. "We look for markets where the relationship between acquisition prices and rental yields makes long-term economic sense."
The signal: Demand for rental housing across Europe is rising on high purchase prices, younger generations' preference for flexibility, and falling home-ownership affordability in cities. According to Eurostat, 31.6% of the EU population rented in 2024, against roughly a quarter in the Czech Republic — a gap the fund is betting will narrow.
