Fidelity closes second real estate debt fund at $451M
What's the deal? Fidelity Investments has closed its Fidelity Real Estate Debt Opportunities Fund II at $451 million, more than double the committed capital of its predecessor. The fund drew backing from institutional investors, family offices, registered investment advisers, and high-net-worth individuals.
What's the endgame? The fund invests in private real estate loans across property sectors. It also takes opportunistic positions in tradeable real estate debt securities.
Why now? "I believe there is a compelling opportunity set in real estate debt today, as investors increasingly seek strategies tied to tangible assets as a source of income and diversification," said Bill Maclay, who co-manages the fund with Matthew Torchia.
Harley Lank, head of high income and alternatives at Fidelity, said the response "underscores investor confidence in the portfolio management team and the firm's broader investment platform."
The signal: Fidelity's larger second fund reflects rising appetite for real estate debt as investors chase income and diversification from tangible assets.
