Arkade's development pipeline jumps 500% to US$2.44B two years after IPO

What's the deal? Arkade DevelopersDealroom has a profile for this one. Try Dealroom →, a Mumbai-based luxury real estate developer, marked two years as a listed company with its projected gross development value (GDV) up more than 500% to US$2.44B, from US$380.2M in August 2024. It debuted in September 2024 through a US$55.7M initial public offering.

By the numbers: Total income grew at a 14% compound annual growth rate (CAGR) to US$112.4M in FY26, from US$86.4M in FY24, at a 23% EBITDA margin. Pre-sales rose to US$122.4M in FY26 from US$87.6M in FY24, an 18% CAGR.

What's the endgame? The company's upcoming portfolio expanded from eight to 15 projects, with saleable carpet area up over 500% to 57 lakh sq ft. Average project size doubled to 11,660 sq m, a shift toward larger developments.

Why now? Arkade acquired two land parcels in Goregaon and Thane worth roughly US$72M across more than 10 acres, mixing greenfield and redevelopment sites. Liquid funds surged 600% to US$13.9M, keeping it net-cash positive.

Chairman and managing director Amit Jain said the two years reinforced the firm's belief in "disciplined execution and financial prudence."

What could go wrong? Collections grew at an 11% CAGR to US$98.9M, slower than the 18% pre-sales CAGR — a sign cash realisation is lagging booking velocity. The gap could pressure working capital as larger projects scale up.

The signal: With net worth up 134% to US$122.4M and negligible debt, Arkade can fund its US$72M land buys without heavy external leverage. That deleveraged balance sheet gives it room to chase growth as Mumbai's luxury housing pipeline expands.
