The details: The fund will invest between ₹75 crore and ₹200 crore each across roughly eight to 10 projects, using a preferred equity structure. Arnya said it is designed to give institutional and sophisticated investors exposure to real estate development margins.

What's the endgame? Founded in 2023, Arnya has built a platform managing about ₹3,000 crore across multiple real estate strategies. This is its third fund; earlier this year it announced the first close of its residential equity fund at over ₹1,030 crore.

The signal: Preferred equity is becoming a favoured route for channelling institutional money into India's housing market, letting investors share developer margins without taking on full project risk as the sector formalises.
