TRX's TRXF11 approves R$5B raise for its 13th share issue, targeting premium assets

What's the endgame? TRXF11, the third-largest listed brick-and-mortar real estate fund in Brazil, has shifted from a retail-heavy portfolio to a diversified one spanning logistics, shopping centres, hotels, education, hospitals, and offices. The manager splits its holdings between long-term "trophy" assets and tactical assets bought with a wider safety margin that can be sold when opportunities arise.
Why the shift? About two and a half years ago, the fund drew 100% of its revenue from retail, with 90% in food retail and over 90% from just three tenants, said fund manager Gabriel Barbosa. Today, its largest tenant accounts for around 14.5% of revenue, while the top ten make up 46%.
"There was discomfort with the concentration," Barbosa said (translated from Portuguese), framing the diversification as a response to that risk in the current macro environment.
What could go wrong? The larger issue significantly raises the manager's investment capacity, and the challenge lies in deploying billions of reais without diluting asset quality or shareholder returns.
The signal: TRX is betting that scale and returns can coexist if capital is deployed with discipline. "It's not just about growing at any cost, it's about growing with quality," said chief executive officer Luiz Augusto do Amaral (translated from Portuguese).
