Blue Owl closes debut European net lease fund at €1.6B
What's the deal? Blue Owl CapitalDealroom has a profile for this one. Try Dealroom → has held the final close of its first European net lease fund, OREF Europe, with €1.6 billion in total capital commitments. That beat the fund's original €1 billion target and its earlier €1.5 billion hard cap.
What's the endgame? The fund buys and owns single-tenant, net-leased real estate and infrastructure that is mission-critical to blue-chip, investment-grade tenants. It targets industrial and logistics, data centers, essential retail, healthcare, life sciences, cold storage, and corporate headquarters across the UK and continental Europe.
The strategy extends Blue Owl's US net lease franchise to Europe, aiming to deliver long-term income for investors while giving tenants a way to monetize owned property.
Who backed it? Commitments came from a mix of existing and new institutional investors, including public and private pensions, insurance companies, sovereign wealth funds, asset managers, endowments and foundations, and family offices across the US, Europe, APAC, and the Middle East.
Why now? Blue Owl argues Europe's net lease market remains structurally underserved, leaving room to deploy capital.
"We believe Europe represents the next frontier for institutional sale-leasebacks," said Marc Zahr, co-president and global head of real assets. He put the European opportunity at an estimated €13.4 trillion, with corporates able to "unlock substantial value by monetizing owned real estate and reinvesting that capital into more accretive uses."
By the numbers: Blue Owl manages $319 billion across Credit, Real Assets, and GP Strategic Capital. Its Real Assets platform, launched in 2021, has raised $8.48 billion since the start of 2026 as of June 30, 2026.
The signal: Blue Owl ranked #2 on the 2026 PERE 100 for global real estate fundraisers, and this close signals a push to export the US sale-leaseback playbook to a larger, less-tapped European market.
