The company
HABU is building an AI-native operating system for ground-up multifamily development, using agentic workflows, geospatial analysis and automation to run everything from site selection and underwriting to project management. The Phoenix-based firm operates as a fee/merchant developer, delivering projects for institutional capital partners rather than holding property long-term.
Private equity firms and family offices deployed an estimated $160 billion into multifamily real estate in 2025, yet much of the development workflow still runs on spreadsheets, email and manual work. HABU is betting that agentic AI can compress that process while the housing crisis keeps demand for faster, cheaper building high.
The company's name comes from the real estate principle of "Highest and Best Use" — the question of a property's most productive and profitable utilisation. HABU's pitch is that AI can analyse those legal, physical and financial feasibility factors far faster and at far greater scale than traditional developers.
CEO Bryan Tharalson pairs a technology go-to-market background with multifamily development experience, having managed over $80 million in projects and graduated top of ASU's Master's of Real Estate Development programme. CTO Junhao Chen led an internal AI Operations Solutions team at Meta, with earlier stints at Accenture and in US Navy aviation logistics.
