In a significant corporate development, DIC Asset AG (now Branicks Group AG) acquired a majority stake in VIB Vermögen in 2022. This partnership led to the consolidation of the Branicks Group's institutional business within VIB in 2025, a move designed to reduce structural complexity and centralize services for institutional clients. This integration expanded VIB's capabilities to include fund management, club deals, and individual mandates for institutional investors.

VIB's business model is structured into two main segments: the Commercial Portfolio and the Institutional Business. The Commercial Portfolio consists of properties held directly by the company, generating stable rental income. This segment follows a "develop-or-buy-and-hold" strategy, involving both the acquisition of already-let properties and the ground-up development of new facilities to be retained in its portfolio. The Institutional Business segment focuses on providing comprehensive real estate management services and solutions for third-party institutional investors, earning fees for services such as asset management, property management, and transaction structuring.

As of mid-2026, the company manages a portfolio of 247 properties, encompassing approximately 3.5 million square meters of rental space and representing over €10 billion in assets under management. The portfolio is well-diversified, serving a blue-chip client base that includes major players in the automotive and logistics industries. The company maintains a high occupancy rate across its properties, reflecting the quality of its assets and strong tenant relationships. VIB's strategy includes both retaining properties for long-term rental income and opportunistically selling assets to realize value and reallocate capital.
