Don't let the down payment get you down MoreLess
Loftium, founded in 2016 by Yifan Zhang and Adam Stelle, is a Seattle-based company operating within the property technology sector. The company was established to address the challenge of housing affordability, particularly for first-time homebuyers. The founding concept was inspired by CEO Yifan Zhang's personal experience of significantly offsetting her mortgage costs by renting a spare room on Airbnb. This led to the development of Loftium's initial business model, which provided aspiring homeowners with down-payment assistance in exchange for a share of future Airbnb revenue generated from a room in the purchased house. Zhang, a Harvard economics graduate and previous founder of the health app GymPact, and Stelle, former COO of Startup Weekend, combined their entrepreneurial experience to launch the company.
The company's primary offering has since evolved into a "Host to Own" program. Under this model, Loftium purchases a home on behalf of a client, who then lives in the property as a tenant for a period of one to three years. A distinct feature of this arrangement is that a portion of the home is rented out, and the income generated is used to build the tenant's savings for a down payment. Loftium manages the rental aspects, including any necessary remodeling and guest bookings. In its current iteration, the company retains 40% of the short-term rental income, while the tenant-buyer receives 60% to put towards their down payment savings. After the lease period, the tenant has the option to purchase the home from Loftium at a pre-arranged price or walk away with their accumulated savings. This model targets middle-income professionals who struggle with the upfront costs of homeownership.
In February 2023, Loftium was acquired by Flyhomes, another real estate technology firm, for undisclosed terms. The acquisition was a strategic move to integrate Loftium's affordability solutions into Flyhomes' broader suite of services, which include cash offers and buy-before-you-sell programs. Following the acquisition, Loftium continues to operate under its own brand with its co-founders and team joining Flyhomes. Prior to the acquisition, Loftium had secured $17.5 million in funding, including a $15 million Series A round led by Norwest Venture Partners. The Host to Own program operates in markets such as Denver and Portland.
