LightTable is a Denver-based proptech startup building an AI-native platform to automate peer review of real estate and construction design documents. The software ingests large sets of drawings and specifications and flags coordination issues that typically trigger expensive Requests for Information and delays later in the build. By unifying preconstruction checks across disciplines, LightTable aims to compress a process that can take weeks into less than an hour, improving accuracy for pricing and scheduling while reducing risk for developers, architects and contractors. Investors say the company is starting with peer review as an entry point before expanding into value engineering, estimating and permitting, positioning it as an “operating system” for preconstruction workflows. LightTable emerged from stealth with seed backing from Primary Venture Partners, Innovation Endeavors and MetaProp, reflecting a broader bet that purpose-built AI can streamline the fragmented, document-heavy tasks that define early project phases in the AEC industry.
