About D&J China
D&J China, officially D&J Industrial Property (China) Investment Co. Ltd., was a significant player in China's industrial real estate sector, specializing in the development and operation of business parks, suburban offices, R&D centers, and modern manufacturing facilities. The company was co-founded in 2014 by the private equity firm Warburg Pincus and entrepreneur Sun Dongping, who served as Chairman and CEO. This partnership was not their first; Sun and Warburg Pincus had previously collaborated to establish the logistics developer e-Shang in 2011, which later became part of e-Shang Redwood (ESR).
Operating from its headquarters in Shanghai, D&J China focused its portfolio on the country's primary economic hubs, including Beijing, Shanghai, and Shenzhen. The firm's business model centered on providing tailored real estate solutions to both multinational corporations and domestic high-tech companies. Its client roster included prominent names such as Johnson & Johnson, Shell, Abbott, Broadcom, and AMD. The company rapidly expanded its portfolio, reaching over 2 million square meters of properties in operation and under development. Revenue was generated through the development and management of these large-scale industrial and business parks.
The company's growth was fueled by significant investment, including a Series B round of $220 million and a Series D round of $180 million, both led by Warburg Pincus. In a pivotal strategic move in December 2021, D&J China merged with New Ease China, another Warburg Pincus-backed platform also founded by Sun Dongping. This merger created a new entity, DNE Group, an new economy infrastructure developer with over $11 billion in assets under management. The formation of DNE Group combined D&J's expertise in manufacturing and life science parks with New Ease's specialization in logistics and cold chain facilities, creating a comprehensive infrastructure platform. Following the merger, D&J China ceased to operate as a standalone entity and was integrated into the DNE Group.
